In an exclusive interview with principal agent Nicodemus Sitemo from Sombeyo Properties, My.Na Properties gained valuable insights into the complexities of the Namibian real estate market. As property investment gains momentum in Namibia, Sitemo gave essential tips and guidance for prospective buyers, tenants and sellers.

According to Sitemo, one of the most critical steps for individuals in the property market is understanding their needs and financial limitations.

"Knowing which location you want to be and would feel most comfortable at is so important. You need to know where you want to be, but before that, you need to know your budget."

Sitemo also underlined the importance of accounting for all rental costs, including deposits, rates, taxes, and utilities. He pointed out that deposits are usually refundable, providing a safety net for renters.

Contracts: Protection for all parties

Addressing concerns about the absence of rental contracts, Sitemo emphasised the necessity of formal agreements.

"It is important that you ask the landlord for a contract to thoroughly go through before even paying the first month’s rent," he said. Stressing the significance of contracts, Sitemo added: "Sometimes it happens that you find tenants that are very eager to move in and make payment without even asking for a contract. This usually comes off as a red flag to us realtors and landlords because, in most cases, such tenants have a bad record of either not paying on time or not adhering to contractual agreements."
