Leopard Ridge Estate: A premier property investment opportunity in Windhoek

Windhoek’s property market has seen a remarkable new addition with the Leopard Ridge Estate, a luxury residential development located directly on the prestigious Windhoek Golf and Country Club.

The project, spearheaded by project manager Heiko Hälbich and sold exclusively by Chalet Properties, has captured the interest of property investors and homeowners alike, thanks to its exclusivity, location, and strong investment potential.

According to Hälbich, the estate has been more than eight years in the making and is set to become the last residential development permitted on the Windhoek Golf and Country Club. “What makes this property unique is its exclusivity. Only 39 freestanding residential units are allowed, and each offers direct access to the golf course, a feature unavailable anywhere else in Windhoek,” he said.

Homeowners will be able to step out of their front doors and onto the greens, combining leisure, luxury and lifestyle in one of Namibia’s most sought-after locations. The properties are offered as full-title units, giving owners complete control and independence. “These are freestanding plots just like any other in the City of Windhoek,” explained Hälbich. “Owners will have their own municipal accounts and no body corporate. Instead, a Homeowners Association will be formed by the 39 owners to manage communal concerns like aesthetics, security, and maintenance.”

The Homeowners Association will collect a standard levy initially set at N$2 500 per month, covering general maintenance and also including two full golf course memberships per unit. This feature alone adds considerable value, especially for golf enthusiasts. However, Hälbich noted that this levy is subject to change at the discretion of the HOA, once it is formally constituted.

The road to development was not without challenges, especially with zoning and statutory approvals. The original plan proposed more units, but after extensive review and environmental impact assessments, only 39 plots received final approval. “All statutory approvals, including environmental compliance and aviation regulations, have been met. We’re now ready to start servicing the plots,” Hälbich confirmed.

Servicing includes roads, water reticulation, electricity and sewerage infrastructure, all of which will be handed over to the City of Windhoek. Once servicing is complete – anticipated by February next year – the properties will become fully transferable.

Leopard Ridge Estate is located a stone’s throw from key amenities such as the Grove Mall, Virgin Active, Lady Pohamba Private Hospital, and top-tier schools like Windhoek Gymnasium.

“You’re getting luxury, convenience and prime location all in one,” said Hälbich. Residents will also enjoy full access to the golf course for recreational walks with pets allowed, provided they’re leashed.

Although the project has cleared major regulatory hurdles, Hälbich did caution that the upcoming rainy season could cause minor delays in servicing. However, these are already factored into the timeline, and significant setbacks are not anticipated.

Chanè Hälbich, principal agent at Chalet Properties and the exclusive agent for Leopard Ridge Estate, confirmed that all units have already been sold out. “We sold out in record time. Buyers could choose their preferred stand size and location, and either financed through the bank or paid in cash,” she said.

The target market included a diverse mix from young families and retirees to buy-to-let investors seeking long-term rental income. Properties were originally priced between N$900 000 and N$1.9 million, depending on size and location.
